If you've heard the term "expired listing" and wondered what it actually means, you're not alone. It's one of those real estate phrases that sounds more alarming than it is, an expired listing simply means a home's listing agreement ended without a sale.
The listing agreement's term ran out without an accepted offer. The home comes off the MLS automatically.
The seller chose to pull the home off the market before the agreement's term ended, often temporarily.
The listing agreement was formally terminated by mutual agreement between the seller and their agent before its natural end date.
Homes end up expired for all kinds of reasons, and it's rarely because the home itself is a lost cause. Here's what I typically see behind an expired listing, and what it often means going forward.
By far the most common reason a listing expires is that it was priced too high for what buyers were willing to pay in that market. A pricing reset, backed by honest, current comps, is often the fix.
Weak photos, a thin online listing, or limited marketing reach can mean a home simply didn't get in front of enough of the right buyers, regardless of how nice it actually is.
Sometimes a home lists during a slow season, or needs updates that weren't addressed before it went live. Both are very fixable going into a relist.
Sellers whose listings expired are sometimes more motivated and more open to negotiation the second time around, especially if they're eager to move on to their next step.
