You've accepted an offer, congratulations! Here's exactly what to handle between now and the closing table so the final stretch feels smooth instead of stressful.
The weeks between accepting an offer and closing day are full of small but important tasks. Here's the order I walk my sellers through so nothing gets missed.

Buyers typically walk through 24-48 hours before closing to confirm the home's condition matches the agreement. Make sure agreed-upon repairs are done and the home is in the expected condition.
ID, the signed purchase agreement, any repair receipts, warranty information, and HOA documents (if applicable) should all be ready to hand off or reference at closing.
Property taxes, HOA dues, and sometimes utilities get prorated between you and the buyer based on the closing date. Your title company will calculate this, but it helps to know it's coming.
Schedule utility shut-off or transfer for the day after closing, not before, so the home stays comfortable for the final walkthrough and any last-minute access.
Collect all keys, garage remotes, mailbox keys, and gate codes. Remove any lockboxes and make a simple labeled set for the buyer, it's a small touch that leaves a great final impression.
Coordinate your move so the home is empty, clean, and ready by the possession date in your agreement. A clean handoff avoids last-minute disputes.
Depending on your state and title company, you may sign in person, remotely, or in advance. I'll confirm exactly what's needed and when, so there are no surprises on the big day.
"A smooth closing isn't luck, it's just good preparation done a little at a time."

Let's make sure every step between now and closing is covered.
