West Michigan's summer market moves fast, here's how to make sure your home stands out and sells for every dollar it's worth.

If you're thinking about listing this spring, you're stepping into one of the busiest windows of the year for West Michigan real estate. Right now, homes across Hudsonville, Byron Center, Jenison, Grandville, and Grand Rapids are still moving quickly and often selling right around, or above, asking price. That's great news for sellers, but it doesn't mean you can skip the prep work. The homes that sell the fastest and for the most money are almost always the ones that walk in the door ready.

Here are 7 tips I walk my own sellers through before we put a sign in the yard.

Price it right from day one

In a market moving this fast, an accurate list price, based on true, recent comps, usually outperforms an inflated one. Overpricing "to leave room to negotiate" often backfires: your home sits, buyers assume something's wrong, and you end up chasing the market down instead of leading it.

Give your curb appeal a spring refresh

First impressions happen in the driveway. Fresh mulch, trimmed bushes, a power-washed walkway, and a couple of pots of seasonal color go a long way, and they're some of the cheapest upgrades on this whole list.

Declutter and depersonalize

Buyers need to picture themselves living there. Clear countertops, pack away personal photos and collections, and edit closets down. It makes rooms feel bigger and helps your home photograph beautifully.

Make a few small, high-ROI updates

You don't need a renovation. Fresh neutral paint, updated cabinet hardware, a modern light fixture, and new switch plates are inexpensive changes that make a home feel current and well cared for.

Deep clean, and let the spring light in

Wash the windows, inside and out. Spring light is one of your best selling tools, and streaky windows or heavy curtains are an easy fix that instantly brightens every room.

The vast majority of buyers start their search online. Bright, well-composed photos, and a walkthrough video or reel for social, are often the difference between a buyer stopping to look and a buyer scrolling past.

Stay flexible with showings

In a fast-moving market, the homes that accommodate showings quickly are the ones that get seen first, and often get the strongest offers. A little flexibility in the first week or two can make a real difference.
