Start with your Certificate of Eligibility

Your COE confirms your VA loan eligibility and remaining entitlement. Your lender can usually pull this for you in minutes, and it's the first document any VA lender will need.

Understand the zero-down, no-PMI advantage

VA loans are one of the only major programs offering 100% financing with no private mortgage insurance. That alone can mean tens of thousands saved upfront and real monthly savings over a conventional loan.

Know the funding fee, and check if you're exempt

Most borrowers pay a one-time VA funding fee, roughly 2.15% of the loan for first-time use with less than 5% down, lower with more down payment. Veterans receiving service-connected disability compensation, certain surviving spouses, and Purple Heart recipients are typically exempt entirely.
