A general home inspection catches a lot, but it doesn't catch everything. Depending on the home's age, location, and systems, a few specialized inspections can save you from costly surprises down the road. Here's a rundown of the ones worth knowing about.
Covers the roof, foundation, electrical, plumbing, HVAC, and structural components. This is the baseline inspection nearly every buyer should get, regardless of the home's age.
Radon is a colorless, odorless gas linked to health risks, and it's common enough in Michigan basements that testing is worth the relatively small cost, especially for homes with finished lower levels.
A camera inspection of the main sewer line can catch tree root intrusion, cracks, or old clay pipe issues that a general inspection won't reach, particularly important for older homes.
If the home isn't on city water and sewer, testing well water quality and septic system function is essential, repairs or replacements here can be a significant expense.
