Let's be honest: with rates sitting in the mid-6% to low-7% range, a lot of buyers feel stuck. But here's what many don't realize, the rate you're quoted isn't always the rate you have to accept.
There are several legitimate, widely-used strategies to lower your interest rate (and your monthly payment), even in today's market. Some you control, some your seller can help with, and some your lender offers. Let me walk you through the real ones. 💛
You can pay "discount points" upfront to permanently lower your rate. As a rule of thumb, one point costs about 1% of your loan amount and typically lowers your rate by roughly 0.25%. If you plan to stay in the home a while, the monthly savings can more than pay it back.
This is a big one right now. A seller can fund a "2-1 buydown," which lowers your rate by 2% the first year and 1% the second, before settling at the full rate. It eases you in with lower early payments, and it's paid for by the seller, not you.
