You can search listings on your own, but here's what a good agent actually brings to the table.

Anyone can scroll listings online these days. So what does a real estate agent actually add to the process? Quite a bit, it turns out, especially once you're past the browsing stage and into the part where real money and real deadlines are on the line.

A quick, honest note I'm a real estate agent, not a lawyer or financial advisor. Agent compensation is negotiated directly with your agent through a written buyer representation agreement, more on that below.

One thing worth knowing upfront: since 2024, buyers now sign a written buyer representation agreement before touring homes with an agent, which spells out exactly how that agent is compensated. In many cases, the seller still agrees to cover this cost as part of the transaction, but it's no longer automatic or hidden, it's a clear, negotiated part of the conversation from day one. I always walk my buyers through exactly what this means before we start touring.
